What is a DSCR loan and when does it make sense?

A DSCR loan qualifies an investment property on the rent it brings in rather than your personal income — no tax returns, no W-2s, no debt-to-income calculation. It makes sense when your tax returns understate what you actually earn, when you already have several financed properties, or when you want to keep scaling without your personal DTI capping you.

I was turned down by another lender. Does that mean I can't get a mortgage?

Usually not. “You don't qualify” most often means “you don't qualify for the options that lender looked at.” As a broker I have access to more than 200 lenders with different programs and guidelines. A denial is a reason to get a second look, not a verdict.

How is my income calculated if I'm self-employed?

It depends on the program. Conventional lenders use your tax returns and add back certain deductions. Bank statement programs use 12 or 24 months of deposits instead, which usually shows a much higher qualifying income for business owners who write off aggressively. Which one is right depends on your returns — I'll run both.

What's the difference between the interest rate and APR?

The rate determines your payment. The APR folds the lender's cost of credit into a single annualized number so you can compare offers. Two lenders can quote the same rate with very different APRs, and the lower APR isn't automatically the better deal — it depends on how long you'll actually keep the loan.

Should I pay points to get a lower rate?

Only if you'll keep the loan past the break-even. Divide what the points cost by the monthly savings and you get the number of months it takes to get your money back. Keep the loan longer than that and points win; sell or refinance sooner and they don't.
